Welcome to Southbrook Thatched Cottage - Starcross, Exeter, Devon.

This picturesque 17th-century detached thatched cottage is set within its own enclosed cottage-style garden, abundant with pretty colourful flowers such as roses, lavender, wisteria, daisies and lilies.

Beamed living room with gas `wood burner'. Beamed dining-room with gas `wood burner' and French doors to patio. Large well-equipped fitted kitchen with breakfast area and door to patio. Twin-bedded room with gas `wood burner'. Shower room/W.C. Steep narrow stairs to first floor: Double bedroom with TV. Bunk-bedded room and double bedroom with TV (interconnecting), with shared en-suite bathroom/W.C. Bathroom/W.C. with over-bath shower.

With its deep thatched roof and mellow cream exterior, this really is a quintessential `chocolate box' cottage. Elegantly furnished with leather sofas, a brass double bed, antique furniture and plush fabrics, this is a delightful cottage for all the family to love.

Its cosy interior with estuary and rural views, complements the mature garden, and the pretty patio leading off the dining-room is the perfect place for a barbecue in the warm evenings.

Within walking distance of the cottage there is a handy pitch and putt golf course with another 18 hole golf course within approximately 5 kilometres. There are also many first class restaurants within close distance of the cottage.

The cottage itself is very cosy and while retaining its original character it has had every possible modern convenience added to it. The garden is totally enclosed with an 8ft wall and so is safe for children as well as being a great private area for barbecues or a quiet drink.

It is an ideal base for either walking holidays or a beach holiday, both are within very easy reach.

Situated just a stone's throw from the old harbour at Starcross, which lies on the western banks of the River Exe, between Exeter and Dawlish, this property makes an ideal base from which to explore this wonderful area. In the village itself, visitors will find the Brunel Tower - the last complete pumping engine house to survive from Brunel's failed Atmospheric Railway.

The estuary of the River Exe is renowned nationally and beyond as a Site of Special Scientific Interest, and an important habitat for wading and migrating birds.

Powderham Castle, built over 600 years ago and only one and a half miles away, is the home to the Earl of Devon. The castle lies in a beautiful setting in an ancient deer park alongside the River Exe.

The popular seaside resorts of Torquay and Paignton, with their beautiful sandy beaches and seaside attractions are easily accessible for the day.

A beautiful beach is only a 15-minute walk away. Coarse fishing is also available within 2 miles.

Inside the Cottage.

Going into the property, you enter a lounge, comfortably furnished with leather sofas and an armchair, with an antique sideboard, together with an inglenook fireplace and gas wood burning effect stove they create an ambience of both comfort and cosiness. There is a twin downstairs bedroom to the right of the lounge going in which would be most suitable for children, elderly or those who find it difficult to climb stairs with access to the downstairs shower and WC nearby.

To the left of the lounge is the dining room with comfortable seating for 8 as well as a dresser holding everything you would require in the way of dishes for an elegant dinner party.

Through the lounge to the kitchen, it is extensively equipped for cooking and there is also a breakfast table and chairs. The utility room and downstairs shower room are to the side of the kitchen.

Going up the steep stairs from the sitting room you arrive straight into the master bedroom with brass antique double bed and antique pine wardrobe. Through this room you have access to the bunk bedded room which is great for keeping small children nearby. These rooms share a bathroom connecting the two rooms together.

From the dining room, there is another set of steep stairs onto a small landing with the 4th bedroom being off this which includes an antique french bed and wardrobe. There is a small bathroom with shower over the bath off the landing.

Outside in the Garden.

Externally there is an 8ft wall surrounding the property and gardens, which creates extreme privacy and safety from the road. There is a well planted cottage garden to the front of the property with wisteria all along the front (May to June).
When this is in bloom the cottage is at its prettiest although in summer there is an abundance of other flowers to stimulate the senses. To the side of the cottage accessed either from the front garden, french doors from the dining room or the back door from the utility room is a patio area with table and charis and a barbecue.

There are also steps from here to another sitting area which gives lovely views over the Estuary and out to sea.

At the other side of the road to the cottage there is parking for 3 cars outside a garage area.
